Sustainability

Hammes Partners recognizes that responsible investment practices can lead to a stronger bottom line while reducing our environmental impact. We strive to mitigate risk and drive operational excellence. We seek to evaluate and implement practical, cost-effective strategies and technologies for our facilities. Throughout the acquisitions, development, and operational phases of our properties, we maintain thoughtful best practices, including:

  • During due diligence, we identify and remediate environmental risk through Phase I or II assessments and property condition reports. We also complete a natural disaster risk and property resilience assessment
  • For development projects, we seek to implement practices such as incorporating high-efficiency LED lighting and efficient water fixtures, utilizing low- and no-VOC paints and finishes, and incorporating building management systems where feasible
  • At operating assets, we conduct preventative maintenance of building equipment and systems, distribute sustainability best practices to property teams and tenants, and track utility data for properties with regulatory compliance obligations

In addition to the well-being and retention of our employees, we also engage with the tenants of the properties we own and manage. Hammes strives to provide regular communication and build strong relationships with our tenants. We continuously seek to enhance our property management services and approach. Examples of our tenant engagement initiatives include tenant surveys, completing regular building and equipment checks to ensure comfort, safety and security, and providing an emergency preparedness guide for tenants in the event of emergency, injury and disaster situations.

Oversight

Hammes believes an honest and trusting relationship with all our stakeholders, including investors, tenants, and employees is essential to our success. In support of this belief, our policies are designed to uphold ethical standards, protect our stakeholders and allow us to maintain a strong reputation.

Our Investment Committee provides strategic direction and leads with a focus on process orientation and risk mitigation throughout our business activities. Our Impact Committee is comprised of representatives from across our platform and is responsible for supporting and implementing our impact initiatives. We aim to promote a culture of responsible business practices and compliance through the following policies and initiatives:

  • Through our Open-Door Policy, all employees can confide in any management personnel about a workplace issue. By encouraging these modes of communication, we hope to increase the exchange of ideas and suggestions from all parties
  • Other policies and procedures include employee conduct policies and code of ethics, anti-money laundering policy, whistleblower policy, cybersecurity policy and training, compliance monitoring and training, anti-harassment policy and training, and a vendor code of conduct
